A sectional title landlord in Morningside carries a specific electrical obligation that pure freehold owners do not. Bond registration is the third COC trigger. Shared electrical installations and the responsibility split

Sectional title schemes in Morningside share more of their electrical installation with common property than most owners realise. Getting the boundary right avoids remediation friction.

The point of supply is the legal boundary between a unit owner's electrical responsibility and the body corporate's. For most Morningside sectional title schemes this point is at the unit's main isolator or main circuit breaker, downstream of the shared distribution kiosk. Everything upstream, including the cable run from the meter, the isolator itself and the meter enclosure, belongs to the body corporate. Everything downstream belongs to the unit.

This matters at COC time because a defect on the shared portion of the installation cannot be certified out on a unit owner's COC. We identify these defects in the report but flag them as body corporate scope, and we can quote the remediation to the managing agent separately if requested. This keeps unit owner cost predictable and avoids double invoicing.

Common property circuits themselves need their own separate COC when significant work is done, or on a periodic basis where the body corporate has set that as policy. Pool plant supply, entrance gate motors, pathway lighting and shared laundry supply all sit on the common property installation.
