Property transfers in Fourways move on a typical eight to twelve week deeds office timeline from signature to registration. That window is comfortable for straightforward COC work, but it tightens quickly when a defect list requires DB board rework or a full circuit rewire. For that reason we recommend booking the inspection within the first two weeks of signature, so any remediation happens without pressure on the transferring attorney.
New build handover is the other significant category of Fourways work. Developers must issue a first COC when a unit is handed to its purchaser, and that certificate covers the electrical installation as it was constructed. Fourways cluster and estate housing has a fairly consistent electrical profile, and the defect pattern at first inspection is predictable.
Cedar Lakes homes tend to be well built with adequate DB board capacity, but the recurring issues are around outdoor circuits: pool pump wiring that was extended after original construction, garden lighting circuits added without a dedicated MCB, and gate motor supplies that lack proper earth bonding. These are inexpensive to correct, generally R1,500 to R4,000 per unit depending on scope, and they clear the COC without a difficult remediation phase.
Dainfern Ridge stock is newer on average and tends to present with fewer aged wiring issues. The recurring items on those units are DB labelling, missing certificates from prior electrical work such as heat pump installations, and undersized cables on high load circuits that were added post-construction. Where a heat pump was retrofitted without a proper dedicated feed, that circuit needs to be re-run before the COC can be issued.
Sectional title units elsewhere in Fourways share a different challenge. The unit's electrical supply typically comes from a shared distribution kiosk in a common services area, and the boundary between unit responsibility and body corporate responsibility is not always clear. Where a defect sits on the shared portion of the installation, we coordinate with the managing agent so the correct party carries the remediation cost. The unit owner's COC covers their unit only, up to the point of supply.
